The subject lands are situated within an established mixed-use urban area surrounded by commercial, residential, institutional, and open space uses, making it well suited for redevelopment and intensification. The project includes a detailed site analysis, land use context assessment, policy conformity review, and a 3D fly-through video walkthrough of the proposed redevelopment. My Role & Responsibilities
Prepared the complete planning justification report including site location analysis, surrounding land use assessment, existing site attributes evaluation, and policy conformity analysis. Created presentation materials with detailed mapping, site photography, and a 3D fly-through video visualization of the proposed redevelopment concept. Assessed conformity with the Provincial Policy Statement, Growth Plan, Regional Official Plan, and Burlington Official Plan.
Outcomes & Impact
Delivered a comprehensive planning justification demonstrating full policy conformity for the proposed mixed-use redevelopment. The 3D fly-through video visualization effectively communicates the design intent and urban context to stakeholders and review authorities.
